Why are estimates so important?

Trademark Roofing encourages clients to get estimates from several different companies but cautions against just going with the company with the lowest bid.

 

I’m sure you have heard this saying, “You get what you pay for.” It’s no different with roofing companies. If other companies are charging less, you have to wonder why. Are they using inferior materials or taking shortcuts on the installation? Is the company licensed, bonded and insured? These are all questions you should know before committing to a company.

The quality of the materials used can greatly affect the price of your new roof. While asphalt shingles are pretty straight forward as they are graded by the number of years they are warranted, other roofing materials are more complicated. For example, cedar shakes come in a variety of options (vertical grain, pack and butt squareness are most important) and all greatly affect their performance.

 

While some cedar shakes may carry a grade one rating, they are not all the same. Shakes with a 100% vertical grain will last much longer than shakes with knots or flat grain which are cut from the outside of the log and tend to warp and be irregular in thickness. The amount of shakes packed per row can be two, three or four. The two and three shakes per row are the best with the widest shakes in the two packs. Of course, these are not things you should be expected to know but using inferior materials could be the reason why the other company’s bid is lower.

 

Installation

Just as materials are different, so are installation methods. When done, the roof may appear to look good, but problems will develop several years down the road if improper methods were used. A good example would be a concrete tile roof that should last at least 50 years if properly installed.

 

With concrete tile, it is critical that anti-ponding flashing be installed under the tile so that water will not sit on the fascia and eventually rot through. You can imagine how expensive this would be to fix and it’s a problem that would never have occurred if proper application procedures has been followed. So, while that lower estimate may look good now, you need to ask questions so it doesn’t end up costing you money down the road.
